Who is HIDD for?
HIDD serves home buyers, property investors, developers, mortgage lenders, and institutions who need independent, expert intelligence before making property decisions in Lagos and across Nigeria.
Is HIDD independent?
Yes. HIDD is a fully independent advisory firm. We have no commercial relationship with sellers, agents, or developers on any property we assess. Our sole obligation is to our client.
Where do you operate?
Our primary market is Lagos State. We cover all major submarkets, including Lagos Island, Ikoyi, Victoria Island, Lekki, Ajah, Epe, and the Lagos Mainland. We can also cover select markets outside Lagos. Speak to us about your specific requirement.
What are the four services HIDD offers?
HIDD operates across four verticals:
(1) Home Inspection — physical assessment of structural and systems condition;
(2) Legal Due Diligence — title verification, encumbrances, litigation and planning checks;
(3) Risk Intelligence — area level and property level risk profiling across demolition, flooding, security, infrastructure, and market risks;
(4) Valuation — independent market value opinions for buying, selling, or lending purposes.
Can I order just one service, or do I have to take all four?
You can order any single vertical or any combination. If you want a complete picture, particularly for a significant purchase, we recommend our Comprehensive Report, which integrates all four verticals into a single unified assessment.
What is the Comprehensive Report?
The Comprehensive Report is HIDD’s flagship product. It combines findings from your home inspection, legal due diligence, risk intelligence assessment, and valuation into a single, professionally structured report with a clear overall recommendation: Proceed, Proceed with Conditions, or Do Not Proceed.
How does the process work?
It’s straightforward:
(1) Contact us with your property details.
(2) We confirm the scope and issue an invoice.
(3) You make payment in full before we commence.
(4) We conduct inspections and searches;
(5) We deliver your report within the agreed timeframe.
(6) We are available to walk you through the findings.
What documents do I need to provide?
For due diligence, you will need to provide copies of available title documents, Certificate of Occupancy, survey plan, building approval, and any previous sale agreements. For inspection and valuation, we simply need access to the property. Our team will advise on any additional requirements after your initial briefing.
What is your turnaround time?
Home Inspection: report delivered within 72 hours of site visit (24 – 48 hours for rush).
Legal Due Diligence: 5–7 business days.
Risk Intelligence: 3–5 business days.
Valuation: 5 business days for residential; 7 for commercial.

Do you share my report with anyone else?
No. All HIDD reports are prepared exclusively for the commissioning client. Reports are confidential and will not be shared with any third party without your express written consent.
How much does HIDD charge?
Our flat rate is ₦1,000,000 per vertical. For a Comprehensive Report (all four verticals), please contact us for a package price. All fees are confirmed in writing before any work commences.
When is payment due?
Full payment is required before we commence any engagement. We do not begin inspections, searches, or analysis until payment is confirmed. We accept bank transfers, account details are provided on your invoice.
What does the fee cover?
The fee covers the full assessment, professional analysis, report production, and delivery. For the Premium inspection tier, it also includes one post-inspection client consultation session.
How secure is my information?
Your privacy and the security of your personal information are very important to us. We implement appropriate technical and organisational measures to protect your data from unauthorised access, loss, misuse, or alteration. Your information is stored securely and is only accessible to authorised personnel who require it to perform their duties. All personal data collected and processed through our platform is handled in accordance with the requirements of the Nigerian Data Protection Regulation (NDPR)
What equipment do you use for inspections?
Our inspectors use professional-grade tools, including a Schmidt Hammer (structural integrity), thermal imaging camera (moisture detection), moisture meters, electrical circuit analysers, gas detectors, endoscope cameras, and drones for roof inspection (Premium tier), and environmental meters. We provide a non-invasive inspection; we do not dismantle systems or carry out destructive testing.
What is a ‘red flag’ in a HIDD report?
A red flag is a finding that represents a significant risk to your investment, your safety, or your legal ownership. In our Due Diligence reports, a STOP 🔴 rating means we advise you not to proceed with the transaction. A CAUTION 🟡 means proceed only after the identified issue is resolved. A CLEAR 🟢 means the title is clean and the risk is low.
What if the report finds serious problems?
If we identify critical defects, defective title, or high-risk findings, we will clearly state this in your report along with our recommendation. We can also advise on next steps, whether that is renegotiating the price, requiring remediation, seeking further specialist input, or walking away from the deal entirely.
What is your Interactive Risk Map?
Our interactive map of Lagos (available on this website) allows you to click on any neighbourhood and view our current risk intelligence assessment for that area, covering demolition, flooding, litigation, infrastructure, security, zoning, environmental, and market liquidity risks. The map is updated regularly as our data grows.
Are you liable if something goes wrong after the report?
HIDD’s liability is limited to the professional fee paid for the relevant service. Our reports are prepared with due care and professional diligence, but they reflect the information available at the time of the assessment. We are not responsible for undisclosed third-party information, subsequent regulatory changes, or investment decisions made after delivery of the report.
Is HIDD regulated?
HIDD operates in accordance with applicable Nigerian professional standards for property advisory and due diligence services. Our valuations are conducted in line with the standards of the Nigerian Institution of Estate Surveyors and Valuers (NIESV). Our legal due diligence is conducted by qualified legal practitioners registered with the Nigerian Bar Association.
Can I use your report to apply for a mortgage?
Our valuation reports and due diligence findings can support mortgage applications, though the final decision rests with the lending institution. If you have a specific lender format requirement, let us know at the time of engagement, and we will advise on whether we can accommodate it.
